Everything Flows Through Love

I want to share a personal shift that I have experienced.

Up until my car accident of 2005 I received attention and self fulfillment through athletic achievements.  When I was forced to discontinue athletics I felt lost.  My heart was closed.  I did not share love nor was I open to receive it.

After having attended the Vision seminars, awareness and openness for life’s possibilities came over me.  I am now able to dream, love, and to forgive.  $32K was erased from my debt due to forgiveness, and love, hugs, sharing smiles and dreams manifested into my life.

I have experienced an emotional high since having opened up my heart.  I am now able to release my love and receive love.  Everything is happening so quickly I often can’t keep up with my emotions.  Can I give too much love?  Can I receive too much love?

The feeling of energy and love in hugs is amazing.  Every time I see every one of you I want to give you a big hug because it feels so empowering and everyone is so receptive.  I had not known for a long time the power a hug can give.

I wish to share a couple of examples on the act of giving small gifts of love:

On Wednesday I went to the health club and gave to a young lady behind the counter a piece of chocolate (for those with wandering minds this young lady is married).  Every time I enter the health club she always greets me with a special smile and hello.  So consequently I gave her a piece of chocolate to express my appreciation of her kindness.  She said:  "Thank you very much.  These last few days have been really hard for me and you just made my day."

If this simple act of expression of love can make her day - imagine all the other hearts one can touch with love and kindness.

I remember visiting the Senior home and seeing the love expressed when I shared my chocolate and conversations with them on Valentine’s day.

What I am finding out is that everyone is special and I have the opportunity to let them all know that.

The love expressed in these examples is unconditional love.  No expectations.  The young lady having said I made her day made my day.

In summary, my realization:

  • Everything flows through love.
  • Love generously with no expectations.
  • Receive love graciously with no expectations.

I want to thank everyone here for enabling me to be able to open up my heart and to again experience what love feels like.  I now realize how much I have missed it.

Thank you for letting me share this personal revelation.

I’m getting a lot of questions about the Denver county tax credit. It allows the homeowner to write off 20% of their annual interest each year for as long as they are in the house. So, we are talking about thousands and thousands of dollars! Any first time buyer in Denver county can take advantage of this and also receive the $8,000 fed tax credit. The program is good through December 31st 2011 or until the 31 million runs out.

New Underwriting Guidelines effective 3/01/2010 - - JUST A JOKE (for now...)

* All Borrowers' Birth Certificate will be required with Pictures taken in the hospital with medical staff.

Birth certificate with a live home delivery will not be eligible for first time home buyers.

* Marriage certificate with bridal dress will be required if both husband and wife are required

to qualify for the loan

* GFE will not require signature but will require blood sampling from a recognized institution

within three days of application

* DNA test will be performed at closing to avoid any ARM length transaction.

Loan funding will be contingent upon satisfactory receipt of DNA results.

* Verification of deposit will be acceptable only if Bank representative is present at the closing.


* Copy of Pay stubs and W2 will only be acceptable through IRS only with a wax sealed envelope

mailed directly to the lender.

* 7 Witnesses from neighborhood will be required as proof of primary residence in case

Borrower owns more than 1 property.

* All appraisers will be required to use Mask and ear plugs at the time of inspection to avoid

any personal influence by the Borrower for the appraised value.

 

* In order to correctly calculate DTI and true house running ratio a list of Grocery items, monthly usage

and brand names will be required with receipts and projected 12 months consumption chart.


* Closing will not occur without loan officer presence at settlement and Loan officer picture will be

taken at the closing in a Mug shot format with loan number.

Picture should meet standard guideline of 2 X 2 inch in color format with one facing and one side view.

* Loan officer picture will be attached to the Deed and note and will be made available for general public

and security agencies in case Borrower defaults on the loan.

Homebuyer Tax Credit Extension

Through April 30, 2010

 

Congress has extended and expanded the homebuyer tax credit through April 30, 2010, and the expansion  tax credit now includes homebuyers who are selling their current home and buying a new home.  For the 2010 rules published by the National Association of Realtors, please click here .  Stapleton builders have inventory that meet the requirement of closing by April 30, 2010 for first-time homebuyers or July 1, 2010 for previous homeowners (as long as a binding contract to purchase is in effect by April 30, 2010).

Know anyone  currently looking for a home ?  Working with the right real estate agent can make the difference between getting a “great deal” and purchasing a “money pit”.  Recently, I was working with a client that was interested in an established neighborhood in  Centennial .  It was an area that many “fix & flips” are taking place.  Granted, most “flippers” have a good understanding of how to update an older home with the common luxuries most Buyers seek today. 

In this particular instance, the listing agent “talked a good talk” about his “flipper”, but after a 4 hour home inspection and a 3 day follow-up with electricians, plumbers & roofers; we found that there was approximately $22,000 worth of repairs that needed to be done before this property would be fit to close.  Although upon initially viewing the property it appeared to be a good renovation; it was determined that all of the “assets” expressed in the remarks about this home fell far short of accurate.

This came in the form of an email to our office today!

Kind of a big deal. Over 4,500 Denver mortgage brokers had their licenses revoked today.
Make sure you’re not working with a Broker operating illegally. Below is a link where you can search for their status by name.
Because of this, lenders are verifying the status of Colorado brokers. If they are not compliant they are automatically declining the loan.
If you find yourself in an emergency situation remember I have 24 hour underwriting, and can pull docs within 72 hours.

I hope you had a great weekend, don’t forget to remind your first timers that they need to close by November 30th in order to receive the $8,000 tax credit.

Good Afternoon,

Although rates improved mid-week, the markets gave back most of the improvement and rates once again are about the same as last Friday.

Rates for the weekend:

FHAs and conforming conventional loans are ranging from 5.250% to 5.875%.

Jumbo fixed rates are around 6.25% with the 5 year ARM around 5.125%

CHFA rates for their 1st and 2nd mortgage are unchanged and currently 6.500% with only $1000.00 investment from the buyer.

Recently I attended a "Broker Open" downtown in the Ball Park area of LoDo.  It was an amazing event with a wonderful turn-out, but the real highlight was the delightful local chef by the name of Kerry.  She is Denver's very own "Personal Chef"!

I never really thought about hiring a personal chef, but after discussing in some detail all the amazing services she offers...I am sold on having her WOW my friends at some upcoming events I have on my calendar.

I know this may come as a "shock" to some, but I have Buyers for the "Uptown/Downtown" area of Denver that haven't been able to find the right place for them.  They are relocating from the western slope and are ready to write a contract on a place by the end of July!  We have seen several properties in the last couple of weeks, but as soon as they are ready to write an offer...the home is "under contract"!
